This grade II listed building was lacking in life and was left over the years deteriorating until local property developer G&E Baio Partnership Ltd took this tired building and converted into a modern 16 Bed student accommodation.
Being a listed building, the developer had to maintain the character of the building when carrying out any developments to the property ensuring to retain its heritage. One of the main requirements on these buildings is to not detract from the original old-style box sash windows. The best way to bring these into the 21st century is with the installation of Secondary Glazing, which is where Arctic Glaze came in.
The lack of acoustic and thermal performance from the original 4mm float glazed windows, even after they have been refurbished was very much lacking compared to modern double-glazing systems. The building also sat on top of a Pub/Nightclub, so with the original single glazed windows sound insulation was a real issue.

Using a 6.4mm acoustic Laminated Low E (Energy Glass) on the roadside we were able to reach the specified decibel level. We also had the luxury of having built out deep reveals that had been soundproofed. That meant we could get the 150mm-200mm air gap between the primary glass and the secondary for maximum benefits. All the Secondary Glazed units had to be glazed with a Low E (Energy Glass) which reduced the U-Value to 1.68 W/m2K.
